Where permitted by the municipality, your new home will be delivered with a binder coat only on the driveway. The top coat is placed on the presettlement list, which survives settlement, and is installed months later once your driveway has had an opportunity to settle. Until that top coat is applied, depressions that measure one inch or more in depth over a two-foot area will be patched. After the final coat is applied but within one year of settlement, if ridges or depressions that exceed two inches in depth in a two-foot area develop, they will be patched. In no case, once the top coat is installed, will the driveway be resurfaced. After one year, no repairs of any kind will be done to driveways.
In the event curb or driveway aprons need to be repaired or replaced as part of the road dedication process, those portions of driveway affected will be patched and only that patch will be sealed.
New driveways are fragile, especially in hot weather. Please do not drive on your driveway until it has cured. This can take several hours in cooler weather and a week or more in extremely hot temperatures. To prevent scarring, do not turn your wheels from a standstill or drag heavy objects across your driveway and never permit heavy trucks or moving vans on your driveway as they are too heavy for residential driveways.
Proper maintenance of your driveway should include an asphalt sealer, installed in the spring. However, do not use asphalt sealers on binder coats or at least until the top coat has been installed.
Cracking along the edges of the driveway is a normal occurrence and is not covered under warranty.
Stone Driveways
If your driveway could not be paved prior to settlement it will have stone placed in it.
Avoid driving on it as much as possible. Alternate thawing and freezing may cause it to
develop soft spots, so use caution to avoid having your car get stuck.
